13101 Highland Lakes Road Golden Valley TAS 7304 • Complete relaxation in a mountain hideaway, no neighbours • Environmental paradise • Potential B&B and tourist accommodation • Retirement in heaven means spiritual repose The property is located in the Great Western Tiers, a spectacular region of North Central Tasmania. The property is in the shadow Quamby Bluff, the northern most peak in the Western Tiers mountain range. The property sits at an altitude of about 600 metres. It snows maybe a dozen times a year turning the landscape into a winter wonderland. The closest town is Deloraine, a pleasant 15-20 minute drive, it is a premier tourist town boasting a large supermarket, cafes and schools. It is the Arts and Craft centre of the southern hemisphere. Your nearest neighbour is about 1 Km away. An extraordinary property on 20 plus acres of rain forest. There is a water fall of some 20 feet at the top of the reserve. A deep creek traverses the entire length of the property. At the upper reaches of the creek is a dam with a 40 foot thick wall with hundreds of trout and some platypus. The creek runs 365 days and is fed by half a dozen spring water sources from the base of Quamby Bluff. It runs in at one end and flows out the other, leaving it crystal clear at all times. Buildings: The buildings on the property are presented in the form of several dwellings. They are alpine architecture in style. Low roof profile with very tall ceilings inside. Cabin:There is a large totally self contained cabin with a very large “wrap around” stone fire place with an abundance of slate flooring. Two bedrooms, a kitchenette with oven and fully appointed bathroom with free standing bath with brass fittings. Both bedrooms and kitchen have generous built in wardrobes and cupboards. Main Dwelling : Two storey main building of some 24 squares. Three double bedrooms, two very large living areas with bathroom and laundry. The “house” is made of Cedar, Oregon, Blackwood, slate and concrete…with a substantial amount of glass. Everything is gas powered. There are 8 large solar panels . A huge under cover wood store with a trap door to feed the wood directly into the house. There are 4 large gas tanks (45 kilo tanks supplying both dwellings; 180 kilos in all). Two instantaneous gas water heaters. Gas water heaters. Outside: Double garage (plus work room) with tilt door and a substantial car port holding up to 3 cars. There are 2 well appointed outside toilets close to the house. This property had previously been used as a restaurant and has been approved and licensed for serving meals and alcohol on a limited license ( the licenses have expired but if need be can be renewed.) The kitchen has been approved for industrial use. Organic Garden: There are some dozen raised garden beds (with wood sides) and on old chook shed. Fauna: Tasmanian devils, spotted tail quolls, in your backyard, together with a mob of pademelons and brush tail possums that can be hand fed – it does not get any better. Possums, quolls, Tassie Devils, echidnas, the occasional wombat, some 3 types of wallabies, platypus, 100s of trout, unquantifiable species of birds…the list goes on and on. Flora: Innumerable. Dozens of species trees, bushes and flowers. There is something blooming all year round. Man ferns are everywhere. All of this is in the World Heritage Area and would be of substantial tourist interest. Huntsman lake and Liffy Falls are a short drive away and there are several walking tracks to the top of Quamby. A comfortable day trip will allow access to Cradle Mountain and dozens of other spectacular destinations. Launceston and Devonport are only an hour away plus an abundance of high quality vineyards, cafes and restaurants. The Tamar wine growing area is simply a day trip. The Mole Creek caves are less than 40 minutes away.
